Flagler County Real Estate Sales Prices Plateau

July 2023 Data Shows Home Sales Prices Approx. $100,000 Higher Than 3 Years Ago

 

PALM COAST, FL (August 24, 2023) – An analysis of local real estate data by the Palm Coast-Flagler Regional Chamber of Commerce shows Flagler County’s real estate market holding recent sales price gains. The median sales price of Flagler County homes is approximately $100,000 higher than it was just three years ago. See below for 5 additional data points that Flagler County property owners, buyers and sellers should be aware of.

“July 2023 Flagler County real estate sales data confirms the median sales price of local homes is still near $400,000 and doesn’t show any signs of decline.” said Greg Blosé, President & CEO of the Palm Coast-Flagler Regional Chamber of Commerce. “Looking back just three years ago (2020), the cost of housing is now approximately $100,000 higher in Flagler County. ”

Further analysis by the Chamber shows:

  1. The total number of closed sales has increased 17% year-over-year.
  2. The total dollar value of real estate transactions in July 2023 increased 16%, to approximately $123 million.
  3. The median sales price of single-family homes decreased slightly in July 2023 to $379,000, down 6% year-over-year.
  4. The “median time to contract,” which tracks how fast a home enters a sales contract from its listing date, was 41 days in July 2023. The “median time to sale” increased to 81 days in July 2023.
  5. The number of homes available to purchase increased to 835 homes in July 2023, which represents a healthy 3.5-month supply of inventory. It also represents a 41% increase from July 2022.
